I am interested in this guy who works next door to my job. Help!?

I try to find excuses to visit his workplace but never seem to get close enough to get to know him. BTW he's older than me. People said hes unmarried but he's close to his 40s.. How do I subtly hint that I'm interested but not too desperate??
